Thank you for your interest in living at The Ridge at Midway Apartments. The following is our Rental Criteria and Qualifications to Rent. Please review carefully before submitting application, as the application fee is non-refundable. The Ridge at Midway does not accept portable applications or credit reports.

Application:

All persons 18 years of age and older are required to fill out an application and be leaseholders. Occupants ages 16-17 are required to have a background check ran.

Occupancy:

Maximum occupancy is 2 persons per bedroom plus 1 living space.

Income:

We require all applicants make 2.5 times the amount of the rent for the apartment home size and style that you are applying to reside in.

Income Verification:

We require verifiable income. This can be in the form of 12 months' current pay stubs (Year  to date showing 12 months acceptable),  TANF, SSI, SSDI, Retirement or other income sources that can be verified. Please note that cash businesses or family businesses may require additional verification up to IRS Tax Records. Job changes in related fields are considered as running employment periods.

Rental History:

We require all applicants have 12 months of current positive rental history and 24 months of previous positive rental history from a verifiable rental source. Family rental history is not considered a verifiable rental source. Rental collections and/or evictions will lead to a denial. Please discuss this with your rental agent prior to applying if you have these in the past 7 years.

Credit History:

Credit history is based on a scoring system. Excessive collections and judgements will lead to a denial. We cannot accept any application if you are currently in the process of bankruptcy. Please discuss this with your leasing agent prior to applying if you have any of these in the past 7 years.

Valid Identification:

Each lease holder and occupant 17 years of age and older is required to produce valid state or government authorized identification.

Background Check:

For the safety of our community there are certain criminal convictions that we cannot accept. We cannot accept any degree of Rape, Child Molestation, Terrorism, Arson, manufacture, and distribution of Methamphetamine, ai well as other violent offences that may endanger the safety of our residents. If you have been convicted of a felony in the past 7 years or if you have been released from incarceration in the past 7 years, please discuss this with your leasing agent before applying.

Payment:

Payment of Application Fees, Deposit and Move in fees must be made in the form of a cashier's check or money order before moving in. An application Fee of $49.50, non-refundable per applicant, will be paid when applying online.

Application Scoring:                               

Applications are based on a scoring system from our screening company. These are scored as follows:

Admin Fee: (Due within 24 hours of Approval)

Upon acceptance of application, the prospective tenant must pay $150 admin fee to proceed with application verification process and to generate the lease.

Securing Occupancy:

In order for the Ridge At Midway to take a unit off the market, we require 25% of the month’s rent as a deposit to secure occupancy. Upon move-in, the 25% will be applied to the security deposit first, any amount still left over will be applied to first month’s rent

Failure to occupy unit on lease start date will result in the forfeit of 25% deposit to secure occupancy.

Move in Fees:

  1. Full first month’s rent. The pro-rated rent will be applied to second month’s rent.
  2. Balance of security deposit (after 25% to secure occupancy have been applied).
  3. Per Pet Fee:

Water, Sewer, and Garbage Fees:

On a monthly  basis the following are our current charges for water, sewer, and garbage:

1 Bedroom  1 Bathroom:  $71

2 Bedroom  1 Bathroom:  $76

2 Bedroom  2 Bathroom:  $85

3 Bedroom  2 Bathroom:  $94

Final Steps and Disclosure:

Once applications are approved, the applicants are required to pay a non-refundable administration fee of $150 within 24 hours. Once paid, applicant income verification is required. To hold an apartment the applicant must have a signed lease and pay 25% of the month’s rent as a deposit to secure occupancy. Once an apartment unit is rent ready, we are not permitted to hold it for more than 3 days. You acquire no said rights to the apartment home until the lease is signed and rent and fees are paid. 

To appeal any denial, you must submit in writing to the Office with the following:

  1. Grounds for the Appeal- This should be a statement from you stating why you are appealing and what you want us to consider in overturning the denial.
  2. Provide your supporting documents - Provide any supporting documents you feel will support your appeal.

Appeals are considered on a case-by-case basis.
